BENGALURU: From tech companies at ITPL to Oxford or RV Group of Institutions, none had a major problem giving away land for the city’s biggest infrastructure project, Namma Metro. After all, they are all getting compensation double the market value of the land where exclusive Metro stations will come up.
The Lowry Group of Institutions is the biggest beneficiary in this group. The Bangalore Metro Rail Corporation (BMRC) is in the process of acquiring 19,000 sq mt of land from its campus at KR Puram junction. And it’s not for one station but for two.
Channappa Goudar, chief land acquisition officer, BMRC, said: “We are acquiring excess land from the Lowry group campus to build another station, or turn it into an interchange station for the III phase which is likely to connect Central Silk Board to KR Puram.”
Rs 127 cr paid to KIADB: The BMRC has already paid Rs 127 crore to the KIADB for paying compensation to owners of properties from Byappanahalli depot to Mahadevapura junction. It’s still calculating the compensation to be paid to land owners on Whitefield route beyond Mahadevapura.
The Karnataka Trade Promotion Organization (KTPO) will lose 6,700 sq mt of land, which is the second highest on the east corridor, to set up a huge electrical supply unit. ITPL will lose 1,001 sqm of its lush green landscape to make way for an elevated Metro station. BMRC will also require 2,008 sq mt land from Alfred India Company. SAP Labs, which will have to give away its greenfields and relocate a sewage treatment plant, will also get a station.
Linking IT corridors: The 72-km network of Namma Metro in its II phase has two new lines which connect all the IT corridors of the city: RV Road-Bommasandra that connects Electronics City; Gottigere-Nagawara that connects Bannerghatta Road and northeastern parts of the city.
Infosys is set to lose 3,933 sqmt of land. “BMRC has given preliminary notification to the company seeking land along the campus where a viaduct and station will come up. The first Electronics City station will come up near the HP Gate. There will be a terminating station at Bommasandra on this corridor after the toll gate at the end of the elevated expressway,” Goudar added.
Along the Hosur Road, BMRC will build subways to connect both sides of the road for commuters. The Oxford Group of Institutions on Hosur Road will lose 2,883 sqmt of land but get a station that will benefit students and staff coming from across the city. A part of Raghavendra Mutt in Jayanagar will also be razed to make way for the viaduct for this line.
Asked whether the buildings of RMZ Tech Park on Old Madras Road will be demolished for laying the track, Goudar said: “We are only going to acquire land where they have security gates, entrance and a few commercial spaces just after the entry gate. None of the three buildings will be affected.” This is the only business unit of Google in Bengaluru.
Until now, BMRC has paid Rs 2,000 as compensation for acquiring land for phase II construction towards Kengeri and Kanakapura.
