After allotting sites in the Kempegowda Layout, the Bangalore Development Authority (BDA) will soon notify 3,512 two and three-bedroom-hall-kitchen (BHK) flats of bigger dimensions. The authority will also soon notify 104 villas in Alur.
A senior BDA official, on condition of anonymity, said that the size of a two-BHK flat has been increased to 900 sqft, which was the size of a three-BHK flat earlier. The size of a three-BHK flat has been increased to a carpet area of 1,200 sqft. “These flats will be notified by the end of November second week or in the beginning of November third week. The size of the flats has been increased on popular demand,” the official said.
The villas were completed in August 2016, but they were not notified as the BDA board had not finalised the cost. The two BHK BDA villas of 1,060 sqft and 1,400 sqft have been tentatively priced at Rs 32 lakh and Rs 40 lakh respectively while the three BHK villas measuring 1,700 sqft would cost around Rs 50 lakh.
An official said that it was noticed that applicants for flats mostly belonged to the middle and high income groups and that there was also a need to compete with private developers. The flats of bigger dimensions will be immediately available at Kanminike Phase IV and Valagerahalli Phase V.
Bigger and smaller dimension flats are also coming up in Alur, Malagala, Kommaghatta, Doddabanahalli, Valagerahalli and Kanminike. “The cost per square foot will not increase but the total flat cost will increase because of an increase in dimensions. There are no more pending applications from the previous flat allotments and we are expecting a higher rush this time as the flats are bigger,” the official said.
The 600, 800 and 900 sqft flats would cost Rs 25 lakh, Rs 32 lakh and Rs 40 lakh, respectively. The three BHK flats of 1,200 sq ft would cost Rs 45 lakh. The one BHK flats will cost Rs 11 lakh for the general public and Rs 8.5 lakh for the economically weaker sections.
