Bengaluru: ‘Whitefield’ also called ‘The IT Hub of India’ has undergone rapid urbanisation in the past decade. This locality that was established during the British era is witnessing a rise in property prices and a demand for real estate. So, it is now coined as ‘The Gurugram (Grugaon) of Karnataka’. It is a cosmopolitan locality and has facilities like social infrastructure, nightlife and shopping avenues.
There are also a number of good schools and multi-specialty hospitals being set up in the area. Whitefield also houses a large number of retail outlets. The combination of its social infrastructure and it being an IT hub has made the area the most sought after, according to realty experts. Several people want to invest in Whitefield real estate, as it is one of the few localities that held a very strong demand and appreciation over the past few years.
Buying an apartment or a villa in Whitefield is also a good investment because it would be easy to rent out the place. In fact, this locality is preferred for rentals among expats, mainly because it is close to every major IT hub in the city. People staying in CBD can travel to Whitefield avoiding the heavy traffic congestion every day.
The Purple Line will extend to Whitefield from Byappanahalli and will cover 13 stations en route. The metro too will go a long way in reducing the overall traffic on the roads. Shivaram Kumar Malakala, Co-Founder and Joint Managing Director, Habitat Ventures Whitefield is one of the well known tech hubs.
“In the last 10 to 15 years, this area has seen enormous growth in terms of infrastructure with different companies establishing their base here and people from different parts of the world shifting to Bengaluru. In these 15 years, Bengaluru has grown from a typical cantonment town to one of the fastest growing tier-1 metro city. That being said, some parts of Whitefield have heavy traffic and this needs to be addressed as top priority. The Metro and other initiatives will make a difference in this respect,” he said.
‘Whitefield Rising’, a social network platform has been in the forefront to find solutions to the various physical and social infrastructure issues. On several occasions, it has attracted the attention of the administration and has addressed several issues benefiting citizens in the area to a great extent. On the traffic front, the social network has made traffic cops to experiment with ‘one way’ and not allowing trucks in, among other things.
